Boundary Disputes
Boundary disputes commonly occur in Washington on one of the following:

  1. The location of the fence line;
  2. The location of survey markers;
  3. The location of a driveway or access easement;
  4. Set back violations of sheds or garages; or
  5. The location of an irrigation line.

The are a number of legal causes of action that may be implicated in a
dispute of one or more of these items, but the most common is the Quiet
Title Action.  Of course, you could try to go through in informal Arbitration
or Mediation, and while that is a good idea, it rarely works, because you
are often dealing with the neighbor from hell, and they don't cooperate or
negotiate, unless it is in their favor.  

The best preventive approach to any of these problem areas is to do your
due diligence before you buy your property.
