Finding Real Estate That Can Be Developed

What do most real estate
developers do now to find real estate
that can be developed, or at least
real estate that has that potential?

Most small and medium real
estate developers don't have a
system for finding and filtering through
potential properties.  Common
methods include:

  1. Relying upon word-of-mouth or simply seeing a vacant property and calling a
    Realtor;
  2. Using many Realtors who randomly feed them info sheets on vacant property;
  3. Having a secretary or someone else in the office periodically check on a
    property someone saw.

In such a competitive business as developing in this state, wouldn't it make eminent
sense to have a system that you consistently used to locate and filter through
potential properties.  Very large development companies often do have such a
system.  

Since a developer has plenty on his plate from day to day and week to week, my
strong recommendation is simple:  
FIND A COMPETENT AND TRUSTWORTHY
PROFESSIONAL REALTOR WHO UNDERSTANDS WHAT YOU NEED AND WHO
WILL STICK WITH YOU THROUGH THE DEVELOPMENT PROCESS.  HE MUST BE
ABLE TO HANDLE ALL ASPECTS OF THE BUSINESS, INCLUDING KEEPING YOU
OUT OF TROUBLE BY COVERING ALL ISSUES AND BY DRAFTING IMPECCABLE
CONTRACT LANGUAGE.  WHEN YOU FIND THIS RARE PROFESSIONAL, BE
LOYAL AND GIVE HIM YOUR BUSINESS.  HE WILL MAKE YOU MONEY!
